An application to build 36 homes in Ardingly has been recommended for approval next Thursday (July 30).
Mid Sussex District Council’s planning committee will meet at 7pm and make a decision on the application for land at Standgrove Field.
The application, which includes 11 affordable homes, has outline planning permission for 37 dwelling which was granted on appeal in May 2014.
The site is allocated for development within the Ardingly Neighbourhood Plant.
The council’s planning officers have recommended they approve the application and have stated in the planning committee’s agenda notes: “It is considered that the proposed design and layout of the development with create a high quality and interesting environment for future residents and it is not felt that any significant adverse harm would be caused to the character and appearance of the surrounding area and the High Weald AONB.
“The development is acceptable in highways and ecology terms and will not give rise to any significant impact to existing residential amenities to those properties in Standgrove Place and Lodgelands.” A legal agreement is being negotiated to secure necessary infrastructure and affordable housing, as well as appropriate mitigation to ensure that the development does not have a significant impact on the Ashdown Forest Special Protection Area and Special Area of Conservation.
Three letters of objection/comment have been received for the following reasons; the positioning of the houses close to Lodgelands and Standgrove will affect views to the Downs, increased traffic, construction traffic, deterioration of ancient woodland, no planned protection measures for Standgrove Wood, no buffer zones between the ancient woodland and the proposed houses.
