Town centre pub price is slashed

The slashing of the freehold interest in The Station now sees the pub on the market for about 415,000.

This compares to the 525,000 value when the property in Station Road was made available last June.

The lower price is a testament to the difficult conditions for pubs and the general property market as the country enters a recession.

The Observer reported two months ago how the Shoulder of Mutton and Cucumbers in Yapton had been closed because the amount of repairs needed could not be justified by the number of customers.

The Station is still open and has three main trading areas '“ a front bar, main bar and split-level lounge area.

Property agents Fleurets is handling the sale. The company's Nick Earee said: "This is a pub that is really worth viewing for anyone interested in taking on a freehold in this vibrant seaside town."

n Fleurets is also inviting offers for the former Island bar and restaurant along the A29 Nyton Road in what it describes as the 'affluent village of Aldingbourne'. The business occupied the former Labour in Vain pub.

Alan Millard, of Fleurets Southern office, said: "Island Bar & Restaurant is currently closed, though because of its location and size, presents plenty of opportunity for new owners to come in and transform it into a vibrant venue once again."

The prominently-situated property has a restaurant for 40 diners, a lounge bar; patio garden and customer car parking.

Three-bedroom owner accommodation is spread over the first floor and attic. Offers are invited for the building.
