Eastbourne house prices dropped slightly in September

House prices dropped slightly, by 0.6%, in Eastbourne in September, new figures show.

The drop contributes to the longer-term trend, which has seen property prices in the area suffer a 3.5% annual decline.

The average Eastbourne house price in September was £295,230, Land Registry figures show – a 0.6% decrease on August.

Over the month, the picture was similar to that across the South East, where prices decreased 0.6%, and Eastbourne was lower than the 0.5% drop for the UK as a whole.

Over the last year, the average sale price of property in Eastbourne fell by £11,000 – putting the area 52nd among the South East’s 64 local authorities with price data for annual growth.

The highest annual growth in the region was in Test Valley, where property prices increased on average by 8.6%, to £440,000. At the other end of the scale, properties in Hastings lost 9.7% of their value, giving an average price of £266,000.

First steps on the property ladder

First-time buyers in Eastbourne spent an average of £250,900 on their property – £9,300 less than a year ago, but £40,400 more than in September 2018.

By comparison, former owner-occupiers paid £331,500 on average in September – 32.1% more than first-time buyers.

Property types

Owners of flats saw the biggest fall in property prices in Eastbourne in September – they dropped 0.8% in price, to £203,527 on average. Over the last year, prices dropped by 3.7%.

  • Semi-detached: down 0.4% monthly; down 3.4% annually; £391,881 average
  • Terraced: down 0.4% monthly; down 3.9% annually; £306,895 average

The most expensive properties in the South East were in Elmbridge – £705,000 on average, and 2.4 times the price as in Eastbourne. Elmbridge properties cost 2.9 times the price as homes in Southampton (£244,000 average), at the other end of the scale.
